What a Custom Home Actually Costs on the Front Range in 2026

The question we hear first is almost always about cost, and the honest answer is a range. In the Denver metro and foothills, our custom contracts over the last twelve months have run from roughly $325 to $475 per square foot of finished space, depending on site conditions, structure, and finish level.

Three things move that number more than anything else. First, the site: a flat, served lot in Louisville and a sloped, well-and-septic lot in Evergreen can differ by six figures before a wall goes up. Second, structure: long spans, tall glass, and heavy timber all cost more than conventional framing, and they're worth it only when the design calls for them. Third, finishes, but less than people think. Stone, cabinetry, and windows matter; the gap between a good window package and a great one is rarely where budgets break.

The line items that surprise clients are almost never the visible ones. Utility taps and extensions, soils engineering on foothills lots, fire-suppression requirements in certain districts, and the cost of construction financing itself. A good builder will put these on the first estimate, not the third change order.
