Our Process

A build you can actually follow

Most anxiety in a custom build comes from not knowing what happens next. Our process is six defined stages with a fixed price before construction and a written report every two weeks during it.

    Weeks 1 to 3

    01

    Consultation & Site Review

    We meet at your lot or our design studio to understand how you live, what the site allows, and what the budget needs to be. You leave with a written feasibility summary and a preliminary cost range, not a sales pitch.

    Weeks 4 to 12

    02

    Design & Preliminary Pricing

    Plans develop in our studio alongside live pricing. Every design decision is costed as it's drawn, so the budget is a tool in the process rather than a surprise at the end of it.

    Weeks 12 to 18

    03

    Selections & Fixed-Price Contract

    You make material selections with our interior designer in scheduled studio sessions. When selections are complete, we issue a fixed-price construction contract with a defined scope and schedule.

    Weeks 18 to 26

    04

    Permitting & Pre-Construction

    We manage engineering, soils, energy compliance, and permit submission with the city or county. Meanwhile our production team orders long-lead materials so the schedule doesn't wait on windows.

    Months 6 to 18

    05

    Construction

    A dedicated project manager runs your build. You get scheduled site walks at framing, mechanical rough-in, and finishes, plus a written progress report every two weeks, whether you ask or not.

    Month 18 onward

    06

    Walkthrough, Warranty & Beyond

    We walk the home together, document every detail, and hand over a complete owner manual. Our warranty is 1 year on workmanship, 2 years on systems, and 10 years structural, and we answer the phone after closing.

The Fixed-Price Difference

The number on the contract is the number you pay

Cost-plus contracts put the risk on you. Allowance-heavy bids hide it until you're too far in to turn back. We do neither: design and selections finish before the contract is signed, and the construction price is fixed to a defined scope.

Changes after signing are priced in writing before the work happens, never retroactively. In 39 years, our average change-order total has stayed under 3% of contract value.
